Cancellation, Deposit & Booking Policies
Even though our calendar is updated many times a day, there may be a slight chance that your dates may not be available. This system is integrated with our office so double bookings are very rare. For last minute bookings less than 24 hours away, please call 800-453-8424 to talk to a representative or text 865-280-0480 to send us a message. We cannot guarantee that last minute bookings can be confirmed due to office being closed or other impediment.
CANCELLATION POLICY: CANCELLATION OUTSIDE OF 60 DAYS IS SUBJECT TO A CANCELLATION CHARGE OF 5% OF ACTUAL DEPOSIT (usually 1 night’s rate). CANCELLATIONS 59 DAYS TO 21 DAYS are subject to loss of one night's deposit. HIGH SEASON Cancellation within 21 days of any holiday or any date June, July and August is subject to 75% of booking unless unit is re-booked by another guest.
20 TO 1 DAY PRIOR TO ARRIVAL ANY OTHER DATES ARE SUBJECT TO LOSS OF 50% of RENTAL FEE (UNLESS WE RE-BOOK THOSE DATES by another guest. June, July and August, this cancellation is 75%). Cancellations on day of arrival and NO SHOWS ARE SUBJECT TO 100% cancellation fee of entire booking.
Bookings outside of 21 days needs one night to confirm. Inside of 21 days, full payment is due. Upon signing of terms and conditions agreement and payment in full, we will email your key code and directions so you go directly to the home on the day of your arrival without having to check into our office.
