Reservation & Cancellation Policy for Resort Rooms:
By filling out this form, you are hereby sending a reservation request to our property. Your request is not confirmed until we charge your credit card for deposit and send you a confirmation letter. If your reservation doesn’t meet the reservation policies or minimum nights required, we will contact you to assist you.

All reservations must be secured by a deposit of 1 night room charge. By providing your credit card info, you are authorizing us to collect one night room charge when we receive your booking request. Remaining balance is due upon arrival.

All units have a minimum stay requirement throughout the year.
You are responsible for the nights reserved. No refund for early departure. If there’s any damage found or additional cleaning required after your departure, your credit card will be charged.

30 days or more notice of cancellation, full refund minus $40 cancellation fee for each room reserved.
If less than 30 days of cancellation notice is given, no refund on the prepayment of 1 night room charge.

We only have a few pet friendly rooms and these are room # 110, 111,112 and 114. We do not accept pets in other rooms. Pet fee is $50 for each pet and maximum number of pets in one room is 2. Pets must be attended at all times at the property and can not be left unattended in the room.

All units have a minimum stay requirement throughout the year. If your reservation doesn’t meet the minimum nights required, you will be contacted by our staff. You are responsible for the nights reserved. No refund for early departure. Each condo reservation has a $130 cleaning fee. If there’s any damage found or additional cleaning required after your departure, your credit card will be charged. Price is based on 6 people. Kids 5 and under stay FREE. After 6 people, extra person charges are $10 per person per night and will be added to the base price when we're processing your booking.
60 days or more notice of cancellation, full refund minus 10% of the reservation total (not 10% of the deposit total) cancellation applies.
If less than 60 days of cancellation notice is given, no refund on the 1 night room charge.

NO PETS ALLOWED IN THE CONDOS. In the event you bring a pet to the condo, you will be charged an additional $500 and you will be asked to leave with no refund.
All condos are non smoking.

You hereby acknowledge you wish to utilize and enjoy the premises known as Hunter's Friend Resort Inc. or the condominiums managed by Hunter's Friend Resort Inc, located at Rockwood Condos 2290 Indian Point Rd Branson, MO 65616 and Table Rock Sunset Condos located at 454 Table Rock Circle Branson, MO 65616 and its natural surroundings ("Premises"), including that you are aware that outdoor activities (such as swimming) and the use of any equipment, shelter, or other facilities(including for example, playground equipment, rooms, condos, grills, boat docks, boat slips) can be hazardous.

You are also aware natural occurrences (such as lightning, high winds, rainstorms and flash floods) and wildlife (such as snakes, wasps, spiders) can be unpredictable and dangerous. You acknowledge that you have read and will adhere to the attached list of cautions and further agree to abide by any rules and regulations and to follow any guidelines or instructions that the owners or the property managers of the Premises may provide orally or in writing.

You understand that adhering to the list of cautions or abiding by such rules, regulations, guidelines or instructions does not guarantee your safety. You hereby assume all risks of injury, loss of life and damage to the persons or property. You further release, indemnify and hold harmless, the owners and the property managers of the premises including without limitation (Hunter's Friend Resort Inc, Rockwood Condos, Table Rock Sunset Condos and their owners and employees from and against any and all liabilities, claims, demands, costs, losses, expenses or compensation of whatever nature in connection with any loss, damage, or injuries to persons and property caused or sustained by you, members of your family and your guests.

This Liability Waiver and Indemnity is binding on you, your heirs, agents, personal representatives, successors, assigns, and other persons acting or purporting to act on your behalf. Your estate or you will reimburse the Owners ( Hunter's Friend Resort Inc. Rockwood Condos, Table Rock Sunset Condos, Indian Point Marina) for any and all costs and attorney's fees in defending any lawsuits or claims filed by you or on your behalf. You have read the Liability Waiver and indemnity statements above and the rules/regulations/cautions and agree to be bound by/adhere to them.
