Once the reservation is accepted and your dates are available, we will charge your credit card here in full if the stay is within a week. If the stay is further out, we will send an invoice for payment through TALECH. Payment must be made within 48 hours or the booking may be cancelled. We will charge 50% of the stay or up to US$500 whichever is larger. If the stay is less then US$500, y9ou will be billed in full.

There is a 45 day cancellation policy. If you cancel prior to 45 days from arrival, we will refund all of your payment less a one night admin fee plus any bank fees. (For stays of two weeks or more the admin fee is 2 nights plus fees.) If cancelling within 45 days of arrival, the stay in NON-REFUNDABLE. We will try to rent the unit for you to try to give a partial refund.

If there is a NAMED tropical storm or hurricane that is a direct threat, you will be refunded for any nights not stayed. If you have a booking and have not arrived, you may either receive a refund or delay your stay and we will hold your deposit. There will be no refunds for bad weather or rain that is not a named tropical storm or hurricane.

Caye Caulker is a Tropical Island located in a third world country in the middle of the ocean. We will not be held responsible for bad weather, insects, geckos, seaweed crabs, imperfect wifi etc. We do treat our property for bugs etc, but we have tropical critters that will come around. There will be no discounts or early departures over these issues. Sand flies and mosquitoes are a simple fact of life. I am happy to give you baby oil for sand flies.
