Cancellation, Deposit & Booking Policies
All reservations must be guaranteed by full payment for one night's stays and 50% of the stay for bookings two nights or longer. This guarantee is taken on either a Visa or Master Card.
All rates are based on double occupancy. There is a charge of $40 per night for each additional guest in select guest rooms. There is an additional charge of $15 per evening for children 2 years - 17 years staying in the Lincoln Garden Apartment. Children under 2 years are free of charge. All rates are subject to 9% New Hampshire room and meals tax.
Low season rates apply from November 1st to mid May. High season rates apply from mid May to mid September. Peak period rates apply from mid September to end October and during some holiday weekends. All requests for reservation changes must be made in writing.
We impose a strict 21-day cancellation policy, since cancellations impact us significantly due to our limited size. Unless we are able to resell the room - cancellations for any reason with less than 22 days notice - will be charged in full. Late arrivals or early departures are also charged in full. Some peak periods require a 30-day cancellation period. We charge a $30 per room processing fee on all cancellations. Cancellations should be confirmed by email.
