The Lexington Suite offers the unique advantage of two high-perched but radically diverging views, from the front and the back of this full-floor suite. From the front, the picture is of tops of townhouses not unlike 1871 House, water towers rising above them, and a few larger, more recent apartment buildings reaching up beyond them at the fringes. A look through the window in one of the Lexington Suite's back bedrooms presents, instead, the figure of fully realized modernity, with a few of the soaring skyscrapers of Midtown, including the enormous residential building at 432 Park Avenue. 1871 House’s lovely cottage and garden terrace can be seen just below, to the South. The apartment is furnished with 2 queen beds (one in the largest room of the apartment traditionally used as the living room and looking out at East 62nd) and one in the back bedroom of the apartment facing the back of the building and overlooking the Garden Terrace and neighboring gardens. There isn't a separate living room. Adjacent to the apartment's bedroom, there is a small room that can be used as a dining room or WFH space. It is furnished with a table and chairs. There is a sitting area in front of the fireplace of the front room that is furnished with a loveseat and TV.

We think you should know:
As 1871 House is a historical building and retains much of its 19th Century structure, it is not suited for all accessibility needs.
The charming, late 1800s townhouse, is not a modern structure – think creaky floorboards and sloping wood floors.
There’s no elevator in the building and the apartment is four flights up from the entry hall level. Guests are responsible for transporting their luggage to their accommodation.
The apartment does not have an intercom/buzzer system.
Pets & Smoking are not permitted.
The kitchen is small and a bit older, but still good enough to prepare your morning coffee and other basics.
As this is NYC, you shouldn’t expect the streets below to be quiet – there may be construction or traffic noise nearby.
One of the queen beds is in the living room.
Household supplies for use in the apartment e.g. a/c's, vacuum, fan, etc. are stored in the closets of the apartment.
Starting rates are based on single occupancy.
One TV is provided. We include a ROKU device for streaming. The choice of what to watch is up to you. There are many free channels to watch as well as fee-based programming. To watch fee-based channels, you must be a subscriber and login with your own username and password.
Cable TV is not provided.
The Madison Suite extends from front to back thereby providing two special sets of views: the facing row of timeless townhouses and activity of 62nd street to the North and a cityscape view of skyscrapers, as well as 1871 House’s lovely garden terrace below, to the South. The bedroom of the apartment, located in the rear of the apartment, is furnished with a queen bed. Adjacent to the bedroom, there is a small adjacent room that can be used as a den/office or for storing your luggage during your stay. It is currently furnished with a table and chair. The apartment is located 3 flights above the entry hall level.

During warm weather months, the host or host’s representative service and water the plants on the terrace accessed via a separate stairwell across from the terrace.
Garden Room terrace photos are representative of how the garden and plants appear in warm weather months. Guests booking for dates in the late Fall, Winter and early Spring months will observe the garden terrace looking different from the photos as plants are not blooming and shrubs have lost their leaves. Additionally, winter months in New York can be extremely cold so guests will not want to spend time on the terrace. Spring cleaning and maintenance of the terrace takes place in later May as the temperature gets warmer.
Daily waterings & Terrace Maintenance in the Summer months are performed by Host or staff via a secondary means of access.
