General Notes
Rental Agreement Note: Until confirmed, rates are subject to change without notice. Tax: Florida State and local taxes are added to all rates Administration Fee: An Administration Fee is added to all reservations and is non-refundable. Accidental Damage Protection (ARDI): For standard vacation rentals, a damage protection fee of $45.00 (plus tax) is added to each reservation and is included in the total quoted to you at booking. The damage protection is non-refundable and covers accidental damages to the unit or its contents up to a replacement cost or repair of $1500.00. This damage protection does not cover damages by pets or willful or gross negligent behavior that results in damages. Family Rentals/ Minimum Age: Our vacation properties are for family rentals only. We will not rent to vacationing students or young adults, under the age of 25, that are unaccompanied by a responsible parent or guardian. The parent or guardian must stay in the property at all times, for the duration of the stay. Any guest who violates this policy will be EVICTED & the FULL RENTAL AMOUNT AND/OR SECURITY DEPOSITS WILL BE FORFEITED! Damage and/or Reservation Deposit: A VISA, MasterCard, or Discover Card is required to be on file and is authorized for use in case of non-accidental damages, cost incurred from guest breaking of laws and/or condo regulations, additional cleaning required over and beyond normal expectation. Check-Out expectations are provided in each condo. Below are some of the normal expectations: a. No negligent damage done to the condo or its contents. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed into the dishwasher and cleaned. One load of bath towels is started. d. For condos requiring keys, the keys, including the lockbox keys, are left on the kitchen counter and condo is left locked. e. All charges accrued during the stay are paid prior to departure. f. No bed, bath, or kitchen linens are lost, soiled, or damaged. g. NO Early check-in or late check-out. h. Parking passes are left inside the unit upon departure. i. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by the condo complex. An eviction occurring during the rental period will constitute forfeiture of the full rental amount, cleaning fees, taxes, etc. Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposits, fees, and all rental payments. The party will not be permitted to check-in or will be evicted immediately upon knowledge of the falsification. In accordance with Florida State Statute 509.141, RESERVATIONS MADE UNDER FALSE PRETENSE ARE NULL AND VOID AND CHECK-IN WILL NOT BE ALLOWED. More than the maximum number of guests allowed, reservations made by a non-staying guest, and/or underage renters, constitute a falsified reservation. Payment: Full payment is due 45 days prior to the date of the check-in date of the rental. If "RENTER" fails or refuses to make payment, "OWNER" shall have the right to cancel this engagement by notice to the "RENTER", and reserves the right to keep a portion of the deposit (See Cancellation, Section C, below). Payments may be made by eCHECK, VISA, MasterCard, or Discover Card. Please call WindFall Property Management at 770.361.6202 (9:00am-6:00pm EASTERN) will your billing info. Cancellation: A. ALL CANCELLATIONS MADE WITHIN 45 DAYS OF ARRIVAL ARE NON-REFUNDABLE. In the event you must cancel your reservation within 45 days of arrival, please notify us as soon as possible. If you had elected to purchase Travel Insurance, please contact the Travel Insurance Company with your claim. If your cancellation is not covered, we will make every effort to re-rent the property for your original dates. If we re-rent your property, all monies (less the $200.00 Cancellation Fee, Administration Fee, Accidental Damage Fee (ARDI), Travel Insurance Premium, and any monetary difference in the rental amount) will be returned within 45 days after re-booking. If after diligent effort, we are unable to re-rent the property, the full rental payment will be forfeited, including the Administration Fee, Accidental Damage Fee, and Travel Insurance Premium. B. If cancellations are made outside of the 45 days of arrival, your deposit will be returned minus the $200.00 Cancellation Fee, Administration Fee, Accidental Damage Fee (ARDI), and Travel Insurance Premium (If purchased). C. If the balance is not received 45 days prior to arrival, we will treat the reservation as a cancellation and return your deposit minus the Cancellation Fee, Administration Fee, Accidental Damage Fee (ARDI), and Travel Insurance Premium (see Cancellations) within 45 days. D. WindFall Property Management is not responsible for the weather or other Acts of God and there will be no refunds for these occurrences. Purchasing Travel Insurance may cover you from losses you may incur due to unforeseen circumstances, such as unexpected health issues, death, inclement weather, hurricanes, job loss, or jury duty. Travel Insurance may be added up to 45 days prior to arrival. We recommend that you purchase this insurance. The Travel Insurance Premium is non-refundable regardless of cancellation. Please refer specific Travel Insurance coverage questions to 1.877.249.5376 (reference 008573 P1). Review our Travel Insurance option offered by Travel Guard. Pets and Smoking: This is a non-smoking and no pets allowed unit. NO EXCEPTIONS. Violation of this term will constitute an automatic charge to the Credit Card on file, for necessary cleaning, damages, and loss of any rental income due to this negligence. Hurricane or Storm Policy: Please refer to the Cancellations, Section D, for weather related information. The purchase of Travel Insurance is recommended, especially for travel during “Hurricane Seasons”.
